Provided full architectural services for the 30-acre retirement community which, after master planning, evolved into numerous projects. The addition/expansion added 32 SNF rooms and a new rehabilitation therapy clinic (including rehabilitation gymnasium, occupational therapy, physical therapy, and pulmonary exam rooms).
The remodeling project included 43 resident rooms. All four existing wings, administration wing, and dining / kitchen were updated.
Services for both phases included campus master planning; resident, staff, and equipment forecasting; building and site analysis; storm water management; existing facilities, systems, and infrastructure evaluation; space needs programming including immediate, short- and long-term needs, and phasing strategies; design options; sustainable design and construction strategies; building code analysis; construction budget analysis; FF&E inventories, design, and budgets; IT, telephone, and security systems expansion and replacements; capital and operational cost estimates; full CDs; and bidding and construction administration.
